Cape Town's Airport Industria: An Investment Hotspot

Category Cape Town: Newsletter News

Cape Town's Airport Industria is flying high after Cape Town International Airport being named Africa's Best Airport during the World Airport Awards 2020.

Already recognised as a thriving industrial hub, ideal for property investment and development, the award has placed a focus on the strategic opportunities for both large and small industrial businesses in the greater Airport Industria with all the benefits that comes with its location.

Prominence and Proximity

Located approximately 17km's from the Cape Town CBD, Airport Industria consists of two distinct areas, divided by the airport approach road. The area is well established, with years-long major users in the area including Distell, NGK Ceramics, Distriliq, DSV, DHL, H&M Removals, Massmart, Stefanutti Stocks and Volvo, to name a few.

Apart from being the doorstep of an international airport, road accessibility is one of the major drawcards for businesses to the area. With major arterial routes coming into the area, namely the N2, which runs just south of Airport Industria, the M12 on the northern boundary, the R300 from the west and R102 from the east, Airport Industria offers businesses freedom of movement. Cape Town harbour, positioned along one of the world's busiest trade routes and one of the busiest ports in South Africa is a mere 20kms from the industrial area. A more ideal location for land, sea and road freight operations would be hard to come by.

Well Established, with Opportunities Aplenty

The areas surrounding Cape Town International Airport consist of several industrial precincts, namely:

  • Airport City
  • Solar City
  • Airport Industria 1
  • Airport Industria 2
  • The Airport Precinct
  • King Air Industria, which was launched as a new, modern industrial park merely two kilometres from the airport. It is set to be a world-class industrial establishment offering purpose-built warehousing and distribution facilities.

The Industrial precincts within the surrounding areas also offer many developments such as Greenfield Industrial Park and CTX Business Park.

As was expected and with growing demand, businesses are looking to decrease travel time between transport hubs and the airport, resulting in newly developed parks in close proximity to the freight terminal.

Sound Property Investment

The area offers a wide variety of industries, businesses and operations ranging from FMCG distribution facilities, warehouses, workshops and manufacturing plants, with many anchor businesses in the area having operated successfully there for years. In addition, several listed property funds have invested significantly in the area, with large-scale industrial developments proving to be of great success.

Material to the success of the area and the long-term investments by business owners, is the fact that a CID (City Improvement District) - has been in place in Airport Industria for close to two decades, which has greatly improved security.

The CID - a non-profit organisation to which property owners pay a levy for supplementary and complimentary services set to enhance the physical and social environment of the area - encourages all property owners to be cognisant of, as well as participate in, every aspect of security, upkeep, or maintenance of the park. This sense of community and joint-ownership and responsibility has greatly contributed to the continued success and development of the greater Airport Industria area, encouraging ongoing investment.

Airport Industria offers a sprawling, established and secure area with fantastic property investment opportunities, while also representing massive potential for investment and development now and for the future.
