Barbeque Bend arrives in Midrand

Category Industrial Property News

Gauteng continues to show growth as one of South Africa's most comprehensive areas for industry and commerce. It is widely believed that the two major urban expanses, Johannesburg and Pretoria, will eventually merge into one major city. This is due to numerous industrial developments popping up in and around the fringes of both regions. One of these locations is an exciting new industrial park, in Midrand, named Barbeque Bend. This development is enabling new prospective industrial factories and warehouses to be situated in the heart of all the action. Barbeque Downs is the name of the closest suburb. The affluence of the area is turning industrial, commercial and residential property into a highly regarded commodity in this part of Johannesburg.

"Barbeque Bend is located in the very upmarket and sought after area of Barbeque Downs, one traffic light down from the Kyalami Racetrack. The area has grown significantly in recent years, with many notable amenities situated nearby. To name a few, Kyalami On Main Shopping Centre is within walking distance, and other centres such as Kyalami Corner, Carlswald LIfestyle Centre, Woodmead Retail Park and the Mall of Africa are all closely positioned to the development". States Jessica May Wood, who is a full status industrial property agent for API Property Group, one of South Africa's leading industrial property groups.

Wood remarks that Barbeque Bend is an offshoot of two other successful developments in the region, namely, Barbeque Terrace and Barbeque Corner. The successful broker goes on to announce that there is currently only one unit left in the first phase of the Barbeque Bend development. However, API Property Group is in the process of launching more units to the public soon, as part of the second phase is complete.
"The sales are a mix of both owner occupiers as well as investors, but we have found that the scheme lends itself well to owner-occupiers who are ready to own their own space. The units are smaller, and so the price is affordable to those first-time buyers". - Jessica May Wood.

The new business park is also well connected to various main arterial roads. These include 3 off ramps from Allandale, Rivionia and Woodmead Drive, which makes access to the M1 and N1 highways easy. According to Wood this particular suburb rose in stature due to its close proximity to the Waterfall Development which has attracted blue-chip tenants.

"There are many transport hubs in the area, within walking distance, for those who work at Barbeque Bend. The park allows for larger vehicle access but is not suitable for very large interlink trucks, as the size of the units lend themselves more to light distribution. However, the bottom units do have decent truck access where larger trucks would be accommodated". -remarks Wood.
