Samrand: The Home of Innovative Industry

Category Pretoria: Newsletter News

In the current economic environment, businesses and entrepreneurs alike are looking for alternative ways to elevate their revenue. Location is everything: there is a growing need for industrial space that is close to key transportation facilities, not too far from central business districts in Johannesburg and Pretoria, while also being at the centre of industrial development and urbanisation.

Industrial property has shown that it remains steady even in rough economic circumstances. This means that the demand for such properties steadies and increases over time, especially with the rise of entrepreneurship in the country and the saturated property industry.

Samrand, is ideally located between Johannesburg and Pretoria in Midrand, and is fast becoming the area of choice for industrial development. The area is known for its firm-approved electrical supply, high visibility, good exposure and expansive spaces for development as well as being central to many main roads and amenities.

There are several industrial properties that are already available to let within the Samrand business park offering modern, spacious and well-built warehouse and factory space. Centurion is an area that is high in demand simply because of its geographical positioning and excellent industrial precincts, and these properties are in high demand.

Area developments

New developments in Samrand include The Point Business Park and Samrand Circle. Together these industrial developments will offer 58,000 sqm of warehouse and factory space.

The Innovation District

Known as Central Point, this ±42 hectare industrial park offers fantastic accessibility to major transport routes and a plethora of additional benefits, at exceptional rates. It offers energy efficient air-conditioning and lighting, compliance for solar panels, excellent 24-hour security and landscaped gardens. Units are available for lease or purchase, with a variety of packages to suit your needs.

Sterling Industrial Park forms part of this desired district. Completed at the end of 2019, it has various units to let, ranging from 2,500sqm to 4,500sqm. The first two units are already occupied by Screamer Telecoms and Daming. Sterling Industrial Park aims to provide power and efficiency within the park with airtight security perimeter fencing serving all units.

Mid-last year the Gautrain Management Agency's report on the economic and social impact of the Gautrain, released by the GMA and the Gauteng MEC for Public Transport and Road Infrastructure, Jacob Mamabolo, outlined plans to extend the existing system with new track and stations to serve a wider area. This includes creating new stations at Samrand, Waterfall and Modderfontein, a Y-link to join Pretoria directly to OR Tambo International Airport, the purchase of additional rolling stock and buses, improvements to parking at the Hatfield, Pretoria, and Rosebank stations, and commercialising the Centurion and Midrand station areas.

In the report detailed that the amount of office space around Centurion station increased by 15% and the mixed-use Symbio City is still on the cards.
